Most roof inspection programs are written for climates with one predictable stress season. Las Cruces doesn't work that way. We get a slow, punishing UV load nine months of the year and then a hard monsoon burst season stacked on top of it, so we inspect on a schedule that catches both, not a generic annual walk-through that misses one or the other.
A pre-monsoon inspection in May checks whether the roof is ready to handle sudden, heavy rain after a dry spring, drains clear, flashing tight, membrane intact. That's the visit that catches small problems before they become emergency calls in July.
A post-monsoon inspection in September looks at what the storm season actually did, wind-lifted membrane edges, debris impact damage, drains that clogged mid-season and caused ponding nobody caught in time. Buildings that only get inspected once a year, usually in spring, miss everything the monsoons did on the way out.
UV exposure here is relentless, and it shows up differently than storm damage does. We check membrane surfaces for chalking and granule loss, look at seam integrity where daily thermal cycling puts the most stress, and check fastener heads for backout at deck panels and curbs.
None of these show up equally on every building. A metal-panel roof ages differently than a TPO membrane, and a roof over cold storage or food processing carries added scrutiny around penetrations and curb seals where sanitation and temperature control depend on a tight roof.
Some roofs get a full walk inspection every time, especially anything with a lot of rooftop equipment or penetrations where you need boots on the surface to check flashing by hand. Large, simple flat-roof buildings, the kind you see on distribution and logistics facilities around the valley, sometimes get a drone pass first to flag problem areas before a crew walks the specific spots that need a closer look.
Either way, we're not doing a drive-by. Every inspection includes probing suspect areas, checking drain flow, and photographing anything that's trending toward a problem, well before it turns into an actual failure.
We also cross-check findings against the roof's history where records exist, comparing this visit's photos against the last one so a slow-developing issue, a seam that's opened another quarter inch, a coping fastener that's backed out a little further, doesn't get treated as a fresh discovery every time. That comparison is often what tells us whether something is stable or accelerating.
An inspection report should do more than list what's wrong today. We flag what's likely to need attention in the next year or two, so property managers and facilities teams can plan capital spending instead of getting hit with a surprise reroof request mid-fiscal-year.
For portfolios with multiple buildings, that forward-looking view matters even more, since it lets an owner rank which roof needs money first instead of reacting to whichever one leaks loudest. We've seen budget cycles where a mid-priority finding got pushed a year because a different roof in the same portfolio had a more urgent flag, and having that comparison in writing made the decision easy to defend later.
Every inspection produces a written report with photos of anything flagged, a plain description of what we found and why it matters, and a priority ranking, urgent, near-term, or monitor. We don't pad reports with boilerplate language that doesn't apply to your building.
