On a flat or low-slope roof, gravity works against you when you're trying to find a leak. We check the obvious spots first, curb flashing, pitch pans, parapet caps, then move to seams and any area where ponding water sits after a storm.
A moisture scan helps on harder cases, especially where insulation has been wet long enough to spread laterally under the membrane. That's common on older roofs where a small breach has been slowly feeding water into the insulation layer for months before anyone noticed a drip inside.
From late June through September, leak calls spike hard. A roof that's held up fine through a dry spring can suddenly show three or four leak points once real rain starts hitting it in short, intense bursts. The volume and speed of a monsoon downpour finds weak spots that a slow winter rain never would.
We prioritize calls during monsoon season around what's actually at risk inside the building. A leak dripping over open office space is urgent, but a leak over a server room, a cold-storage unit, or processing equipment at an ag facility jumps to the front of the line, because the cost of delay is a lot higher than a wet ceiling tile.

Sometimes a building needs a same-day stop-gap and a permanent fix scheduled separately, and we're upfront about which one we're doing on any given visit. A temporary patch during an active storm buys time. It's not the finished repair, and we tell you that plainly instead of letting a quick fix pass as a permanent one.
Once the immediate water threat is handled, we come back and address the actual failure, whether that's a flashing detail that needs to be rebuilt or a membrane section that's aged out and needs replacement rather than another patch. We'd rather tell you a patch is temporary than have you find out the hard way.
Water is tracking along the deck or insulation from one entry point and finding different exit paths depending on how hard it's raining and which way the roof drains. That's usually a sign of one underlying breach, not several separate ones.
